Sweetings took over full management of Capel Lodge with its 21 Flats back in November 2014 and, in spite of a dire inheritance from previous agents, they quickly transformed the block into a well managed entity. My comments are therefore based on experience of just in excess of 4 years.
Apart from day to day responsibilities Sweetings have managed the complete refurbishment of the communal parts of the block on all 4 floors and all within our own stated budgetary parameters. Periodic internal and external R & M and all other Head Lease requirements
have always been carried out in timely fashion, and in this respect it is clear that Sweetings' professional contacts are very much on hand
Back in 2016 several Lease Extensions on individual flats were efficiently carried out by Sweetings' negotiation with our own Freeholder as well as valuers and solicitors. The leases on all 21 Flats have now been extended.
We were very fortunate to be introduced to Sweetings and are most grateful for our ongoing association with the Partners; it is also quite apparent that Sweetings have an efficient back office and I consider that their fee structure, certainly as related to a block of our size, is very reasonable indeed.
